The variety is characterized by rapid rooting and development due to above-ground creeping shoots. It forms a thick, dense turf capable of suppressing weeds. It possesses high winter hardiness and good disease resistance.
The plant prefers cool, moist, and heavy soils; it tolerates shading well but does not tolerate drought. In a grass stand, it can form dense, felt-like structures.
The variety is intended exclusively for use in park and wear-resistant lawns and is not suitable for use as a forage plant.
