The variety belongs to the turf grass category and is characterized by a fine leaf texture, which distinguishes it from traditional coarse-leaved varieties. The color of the plants is medium-dark green.

The plant possesses pronounced resistance to brown rust and gray leaf spot. The variety is adapted to intensive use and adverse climatic conditions, in particular to drought.

Due to its wear tolerance and ability to form a dense turf, Zion is used for creating lawns, sports fields, and landscapes. The variety is certified by the A-LIST system as resource-efficient.
