The plant belongs to a subspecies that grows in dense tufts and does not form underground shoots. The variety is characterized by slow growth, which contributes to the formation of a dense and aesthetic turf cover.

The variety possesses high resistance to frequent low mowing, down to 1 cm, which allows it to be used for creating sports fields and premium ornamental lawns. The plant tolerates low temperatures and drought conditions, and also possesses shade tolerance and good resistance to fungal diseases.
