The Unique variety belongs to the Compact-America type, which is characterized by a low compact growth habit, high turf density, and the ability to adapt to mowing at a height of about 1.3 cm. The plants form a uniform turf with a dark green color.

The variety possesses resistance to diseases such as summer patch, leaf spot, and powdery mildew. Due to its morphological traits, it is used in lawn mixtures to create high-quality turf. It serves as a genetic basis for many modern bluegrass varieties.
