The variety forms dense turf and is characterized by early spring regrowth. The plant tolerates low mowing well, which makes it suitable for use at specialized sports facilities.

The variety demonstrates high resistance to diseases and stable turf quality. Unlike some other bentgrass varieties, Heriot is classified as a species suitable for intensive maintenance conditions.
