The plant is distinguished by a low growth habit and the ability to form a thick, dense sod through the development of rhizomes. The variety is demanding of nitrogen fertilizers and has a tendency to accumulate thatch.

It possesses high resistance to the leaf spot disease complex, however, it is susceptible to stripe smut when grown in monoculture. It is capable of tolerating low mowing.

The variety is intended for the creation of high-quality turf covers at sports facilities and in park areas.
