The variety forms a dense, dark green turf with a fine leaf texture. The plant is adapted to various mowing heights: from a low level of 13 mm on golf courses to standard values of 37–75 mm for park and residential areas.
The plant possesses increased salt tolerance, maintaining a high level of cover under soil salinity conditions. The variety shows moderate drought tolerance, however, it is noted as being highly susceptible to dollar spot.
