The variety is characterized by early spring regrowth after snowmelt. A distinctive feature is the low number of reproductive tillers during the summer period, which contributes to maintaining the aesthetic appeal and uniformity of the lawn. The plant has a fine leaf texture.

The variety possesses high disease resistance, including rust and leaf spot, and is also notable for its heat tolerance, winter hardiness, and drought tolerance. Due to the presence of rhizomes and high trampling resistance, it forms a dense, wear-resistant turf.

Belongs to the High Density variety type with an aggressive growth habit. Used for sports fields, sod, parterre, and home landscape covers. Combines well in grass mixtures with red fescue and perennial ryegrass.
