The M.27 rootstock is very dwarfing, providing trees with 30–50% of the size of standard rootstocks. Due to a weak root system, plants grafted onto this rootstock require permanent support throughout their life.
For production purposes, the rootstock is characterized by high precocity and productivity. It is susceptible to fire blight but shows relative resistance to Phytophthora root rot.
It is used in intensive orchards to produce compact trees, and also as an interstock on more vigorous rootstocks to control growth. It has served as genetic material in the breeding of other rootstocks.
