The rootstock was developed to provide resistance to woolly apple aphid. Trees grafted onto this rootstock are characterized by good anchorage and reach significant sizes, with the onset of fruiting potentially occurring later than with dwarfing counterparts.
This rootstock is characterized by high sensitivity to waterlogging and a predisposition to root rot, which limits its modern use. Historically, the term Paradise Apple was applied to a group of similar dwarfing rootstocks, however, MM 104 belongs to the Malling-Merton series.
